General Conditions
Prices, check-in and check-out:
The prices are indicated per apartment per night, for a minimum stay of 3 nights.
During the main tourist season, the apartments are rented only for whole weeks, from Saturday to Saturday.
In any case, don't hesitate to request a personal offer that, whenever possible, will take into account your special requirements.
All prices include: VAT, covered parking lot, ski/bike room with a ski boot dryer, bed linen and towels with weekly change, WI-FI connection, private garden and final room cleaning (except additional cleaning).
The prices do NOT include the local tourist tax of EURO 2,30 per person (over 14 years old) per day.
Additional services (excluded from the apartment rate): fresh bread delivery in the morning, shared washing machine/tumble dryer.
The apartments are available from 16 o’clock on the day of arrival until 9 o’clock on the day of departure.
The check-in is possible between 16 and 19 o’clock (we kindly ask our guests to inform us in advance, if the check-in is planned outside this time window). Upon departure, guests are kindly asked to leave their apartment clean and tidy. Whenever extra cleaning is required, the management has the right to apply additional charges.
Booking and cancellation policy:
The booking is considered binding only after the payment of the deposit equal to 20% of the entire price of your stay. In case of cancellation, the deposit is non-refundable.

Guests are asked to inform the owners about visitors.
Smoking is not allowed inside the apartments.
Since our farm animals are not used to other animals, we cannot accept reservations from guests with pets. As animal lovers, we are sincerely sorry.
During your stay, we reserve one's right to enter the apartments for inspection purposes.

Cancellation policy:
- up to 30 days before arrival: deposit will be retained as cancellation fee;
- from 29 to 15 days before arrival: 50% of the total price will be charged;
- from 14 to 3 days before arrival: 80% of the total price will be charged;
- less than 3 days before arrival or no show: 100% of the total price will be charged.
Payment modes and staying policies:
The accommodation bill can be paid in the following ways:
- in cash, for amounts up to 1.999,99 Euros;
- by bank transfer (in this case, the entire payment for your stay has to be transferred before your arrival);
- by credit card (VISA, Maestro, Mastercard, Euro Card) and/or debit card - we do not accept American Express cards.
